On one recent property, after three months with no activity listed with another Realtor I came in and had 4 offers within a week. The offer accepted was $46K over ask and complete with a 29 day free seller in place clause allowing my client to stay in his home while he looked for his replacement at no cost to him. Within one week of being in escrow I found him his new property and got the offer accepted $55k below ask and contingent on him selling his home successfully.
