Get Pre-Approved


Work with a lender to get a pre-approval letter. Contact me today for some of our clients favorite lenders.

Needs & Wants Analysis


Work with me to go over what your must haves and wants are in your next home.

First Pass


I go through all current open listings and we go through what you like and don't like. I set up showings for the ones you like. We take notes on pros and cons.

Next Steps


After the first pass I can set you up with a bi-weekly search email campaign. This isn't all I do though. I search daily through all newly listed homes and personally send you ones that fit the criteria so you see them first. You decide which ones you want to see. I set up all appointments. 

Make an Offer


Once you find the one I help you structure the deal. Based off of conversations I have with the listing agents and previous experience I can guide you on how to craft the strongest offer.

Offer Gets Accepted


Sometimes it takes multiple counter offers but eventually an offer gets accepted! This is when you wire your earnest money deposit in. For a full breakdown, see the Home Buying Costs page.

Transaction Coordinator Engaged


My transaction coordinator sends you the timeline for key milestones & sends you all forms to sign throughout the process and there are a lot of them!

Loan Process Begins


We work with the lender to get the rate locked in and loan process started.

Inspection Process


I schedule inspections for you and sit in on all of them. Once they are done I go through the reports with you and you decide next steps.

Decisions, Decisions


Either you want to proceed, you want to ask for credits or you want to ask for repairs. I go over all the options with you and discuss the pros and cons of each.

Contingency Removal


Once you are completely satisfied with the outcome after inspections you can remove the inspection contingency, once the bank had the home appraised and you are satisfied with the outcome you can remove the appraisal contingency and once the lender gives the go ahead you can remove the loan contingency. Now is where you are locked in and headed towards the finish line!

Loan gets funded & paperwork is signed


You work with the lender to finalize funding. Once it is you can sign all the paperwork with a notary. You now own a home!
